The Southwest Florida Market. Two Pages. No Fluff.
Our Quarterly Market Dashboards distill everything happening in Lee, Collier, and Charlotte County commercial real estate into a single page per property type — the numbers that matter, the trends behind them, and our honest take on what comes next.
Every quarter. Three sectors. No digging required.
Each dashboard puts all three counties side by side, pairs the data with plain-English commentary from our brokers, and takes about five minutes to read. Vacancy, rents, absorption, construction, and sales — plus what we think happens next, written in plain English.
Here’s what the Q3 2026 data shows.
Industrial Dashboard
Demand returned while the pipeline emptied out. Vacancy hit a decade high in Fort Myers at 10.3%, and absorption nearly doubled at the same time. Both facts matter. The region absorbed roughly 383,000 SF over the past year, with Punta Gorda posting the strongest demand rate of any market at 2.5% of inventory. The demand that exists is highly selective: Fort Myers buildings completed since 2020 absorbed about 805,000 SF while pre-2000 inventory gave back 255,000 SF. Meanwhile, more than half of the region’s 1.6M SF pipeline is a single Amazon build-to-suit, space that’s already spoken for.
Inside: vacancy vs. historical norms, rents by property type, the construction pipeline, $731M in sales activity, and a submarket scoreboard.

Office Dashboard
Nothing was built — and that’s the whole story. Not one square foot of office space delivered in the region this quarter, with just 134,000 SF under construction against a 37.4-million-SF base. In a sector the nation has written off, that supply discipline keeps every market here tighter than its own history: Fort Myers at 6.2% against a 9.0% historical average, Naples at 4.5% versus 7.9%, Punta Gorda at 4.0% versus 7.0%. Naples was the standout, absorbing 84,900 SF while rents grew 2.9% and pricing jumped 9.3% year over year.
Inside: vacancy vs. historical norms, rents by building class, what little is being built, $425.9M in sales activity, and a submarket scoreboard.

Retail Dashboard
The region absorbed almost everything it built. 821,000 SF delivered. 641,000 SF absorbed. Vacancy moved a few tenths of a point. That’s what a market in balance looks like, and it’s why retail stayed the tightest sector in Southwest Florida at 3.1% to 4.3% region-wide. Retail also drew the most capital of any sector this quarter: $830.1 million across 313 transactions, at the richest pricing in the market. The number worth watching is Punta Gorda’s pipeline, where 404,000 SF under construction equals 3.5% of inventory.
Inside: vacancy vs. historical norms, rents by center type, the construction pipeline, $830.1M in sales activity, and a submarket scoreboard.
