There are no upfront fees for an initial valuation. If we feel that your property has the ability to receive a reduction, then we will take on your case and put our time, effort, and resources into trying our best to reduce your tax burden. We work on contingency meaning, if we are successful, we will charge 40% of what we save you. We will request that you pay the initial filing fees which are about $15.00. There is no guarantee that we can reduce your real estate tax obligation. However, if we take on your case, we generally feel that there is an opportunity for both of us to succeed. The only way we make money is by saving you money. We think this is a good and fair model.
We recommend that you engage us sooner rather than later so we can review your property and be prepared prior to the TRIM notice mailing date. Once you receive the TRIM notice you will have 25 days to file your petition with the Value Adjustment Board also known as the VAB. Be advised that the VAB must receive this notice within the 25-day period. Once the petition is filed we can then begin having discussions with the VAB to state our case and work out a possible reduction to your property taxes. In some cases, a hearing will be required to appeal the taxes and present the facts as to why the reduction is warranted.
Please note that not all properties will qualify for a reduction, The Lee County Property Appraisers office makes their best efforts to get things right, however that endeavor can be very difficult and not all properties are alike. Mistakes are often made, and issues are overlooked that can translate to very large discrepancies to valuations. Lee County, like many other counties, are utilizing computer programs that auto populate valuations and comparable these can create large swings in valuations. Our job is to look at every asset individually and determine if a reduction is quantifiable and then be able to present that information to the VAB in a way they can easily understand.
